Complex sites rarely call for one discipline. We have extensive experience acting for consortiums, leading teams of 30+ professionals across more than five disciplines - structural and M&E engineers, planning specialists, heritage advisors, quantity surveyors, scientific analysts, party wall surveyors and more - with our practice as the single point of contact throughout. On our largest diplomatic commissions, teams of over thirty consultants working across multiple languages are commonplace, producing bilingual reporting that can run to 3,000 pages at each RIBA stage. Clients get complete accountability for it: the whole consortium remains security-vetted, and background checks, action logs and structured reporting mean the hierarchy can be traced at every stage.
Diplomatic and government commissions carry requirements that sit outside ordinary planning and design work - vetted personnel, controlled handling of sensitive drawings and information, and the ability to work within secure, often still-occupied embassy buildings. Our core team holds the security clearances this work demands, and we extend vetting to the wider consultant team as each project requires, so a mission or government client can appoint one practice for both the building and its security obligations. Every individual working on a cleared project is background-checked and logged before they set foot on site, with that record maintained for the life of the commission. Moreover, we ensure from the top down that values are aligned and that the long-term relationships these projects demand are maintained.
Difficult sites can be won or lost before an application is ever submitted. We build the planning strategy alongside the design - financial modelling and viability assessments, market demand assessments, pre-application engagement, committee-facing evidence, and the specialist reports that give a contentious scheme its footing, from heritage statements to technical evidence prepared for sites others have already been refused on. Where a scheme is likely to be tested, we prepare the evidence base to withstand that scrutiny from the outset, rather than assembling it in response to an objection. Not only do we succeed where others fail, we add value to your site. An exceptional case in point is an increase in site GDV from around £500,000 to a market disposal value north of £20,000,000 post build-cost.
Not every client or every site of ours sits inside the UK. We deliver projects for overseas clients and on international sites, coordinating design and construction information across jurisdictions, time zones and, where required, languages - currently including live work in Jeddah alongside our London and Home Counties commissions. We also work with international clients, including governments, on projects in London. The same RIBA 0–7 lead-consultant model applies wherever the site is, adapted to the local planning and regulatory framework rather than exported wholesale, and in some instances worked in tandem with international models.
We deliver in Revit and the wider Autodesk suite, maintaining our own in-house BIM-trained personnel rather than outsourcing the model. Working in a shared federated model to BS EN ISO 19650 allows every discipline - architectural, structural, M&E - to design against the same live information, with clash detection catching conflicts on screen rather than on site. Combined with survey data and the wider software toolset, it means design, coordination and construction information stay accurate and current across every RIBA stage, for one consultant team or thirty.
