Private Residential / Development

Highview Terrace, Dartford

A phased planning strategy designed to unlock the full potential of a constrained residential plot rather than relying upon a single planning proposition.

The Project

Highview Terrace has been approached as a strategic planning exercise.

Rather than committing the client immediately to one development route, Cohanim has progressively tested the planning capacity of the property through several complementary applications and design strategies - enlarging the existing dwelling while simultaneously examining the potential for additional development within the wider plot.

The first major success came in November 2024, when planning permission was secured for a substantial part-three-storey / part-first-and-second-floor side and front extension above the existing garage, conversion of the garage to habitable accommodation and a single-storey rear extension.

Unlocking the Wider Site

The work did not stop with that consent.

Further planning exercises have examined a separate new-build dwelling, prior-approval opportunities and alternative configurations, with representations and appeal work used where required to test the planning arguments more fully. The project files subsequently progress into landscaping and condition-discharge information associated with the new-build strategy.

The project therefore demonstrates the value of treating planning as a sequence of strategic moves: securing one layer of value without preventing a more ambitious long-term development proposition.
