45 Hamilton Road involved the comprehensive reworking of an existing detached house rather than a superficial residential refurbishment. The commission developed into a broad programme affecting the building envelope, roof, internal accommodation, finishes, glazing and external areas, with Cohanim remaining closely involved as the scope evolved during construction.
The works ultimately included a complete new roof and roof coverings, extensive external rendering and redecoration, repairs and upgrades to the existing windows, new glazing and bifold elements, extensive timber flooring, chimney works and landscaping. Building Control information and specialist rooflight coordination were developed alongside the construction package.
The project became a particularly hands-on commission, requiring continuing coordination as existing-building conditions were uncovered and elements of the original scope changed. Specialist suppliers, subcontractors and successive site teams had to be integrated into an evolving programme rather than treated as isolated packages.
The result was the transformation of an established house through a combination of architectural intervention, fabric renewal and internal modernisation - demonstrating Cohanim's ability to remain engaged beyond planning and translate design decisions into built work.
