Cohanim Architecture has conducted and completed a pre-application enquiry for a Green Belt site in Buckinghamshire, securing in-principle support for a proposed 40-unit residential development.
The site is a large, previously undeveloped ("virgin") parcel of land comprising several constraints, which the practice worked to remove or mitigate through the pre-application process. Engaging with the planning authority at this early stage allowed these constraints to be addressed directly, resulting in a relatively positive response ahead of any formal planning submission.
The result gives the client in-principle confidence that a 40-unit scheme on this Green Belt land is deliverable, subject to the identified constraints being satisfactorily resolved as the project progresses toward a full planning application.
