Tee Time Golf Centre
Tee Time Golf Centre has been part of Blackpool's sporting life since 1968, and its owners wanted to add something new to the site: a 12-hole adventure golf course celebrating the town's heritage. Cohanim Architecture led the project from first concept through to consent, turning an unused pocket of backfilled land within the existing centre into a family attraction where every hole tells a local story, from the Tower and Ballroom to the Illuminations, the seafront tram and Blackpool rock. We prepared the masterplan, the Planning Statement and Design and Access Statement, and a landscape scheme of native planting, rain gardens, new trees and a perimeter hedgerow that softens the course against neighbouring homes and delivers a measurable biodiversity net gain. Backed by more than a dozen letters of support from councillors, sporting bodies and neighbours, the application went to Blackpool Council in December 2024 and, after a year of objections and consultee queries, was approved by the planning committee in July 2025.
Securing planning permission was only part of the job. The consent came with conditions covering surfacing materials, the height and design of each hole feature, surface water drainage and its long-term maintenance, land contamination and biodiversity net gain.
We coordinated the drainage, biodiversity and geo-environmental consultants, produced the hole design and surfacing packages in-house, and managed the discharge applications through to approval in February 2026, with the final land contamination condition discharged in March 2026 following a Phase 2 site investigation. With every condition cleared, work began on site in spring 2026, bringing an affordable, educational new attraction to a much-loved community facility.
